What is the difference between an estimate and a proposal?
An estimate is just a rough calculation of the costs you'll incur for your project. The purpose is to give you a sense of how much you should set aside for the project before moving forward.
A proposal is more detailed because it is based on the choices our clients make. The proposal will include information such as scope of work, material costs, labor costs, and payment terms. Devian Designs and our clients will sign off on the final proposal before project begins.
Why do you ask us what our budget is?
We have designed some elegant spaces and we thrive on designing these spaces. However, if your budget doesn't meet the designs, we will be wasting both of our times. Beginning with a realistic budget will allow us to design and create the space you wish to have.
How are change orders handled?
If there are items added to your job, the additional cost will be added to the original proposal as a change order.
Should I budget for costs outside the proposal price?
We always advise our clients to set aside additional funds due to unforeseen issues. Unforeseen issues range from outdated wiring & plumbing to bad framework. If your home is older, you could have rotting wood or sinking concrete. We try to locate problem areas before we begin but sometimes issues can arise once we get into the walls/ceilings.
Will you do our project if we purchase the materials?
Unfortunately, we no longer take on projects that the client has already purchased. In that past we have run into quality issues with products and damaged products. We have established partnerships and relationships with vendors over the years that have proven to serve our clients well.
